Estimates & Pricing
How much does an estimate cost?
Initial phone, text, and email inquiries are free. A detailed on-site consultation and project estimate is $200. If you hire Kuzbyt Construction for the project, the full $200 estimate fee is credited toward your project total.
Why is there a charge for the on-site estimate?
Because it is real work. We travel to the property, measure, check substrate flatness and moisture, review layout and materials with you, and then write an itemized scope and price we can stand behind. Charging for that lets us spend the time it actually takes rather than rushing it — and if you go ahead with us, the full $200 comes back as a credit toward your project.
What happens to the $200 if I hire you?
It is credited toward your project total. The full $200 is applied against the price of the work, so proceeding with Kuzbyt Construction means the estimate effectively costs you nothing.
Can you give me a ballpark price over the phone?
For simple, well-defined work — a backsplash, a single room of flooring, a drywall repair — we can often give you a realistic range on the phone or from photos. For anything involving substrate condition, waterproofing or multiple trades, an on-site visit is the only honest way to price it.
What is included in the written proposal?
A defined scope of work, the materials and systems we plan to use, an approximate schedule, what is excluded, and the price. You will know what you are buying before you commit to it.
How soon will you get back to me?
We aim to respond within one business day of receiving your request. If we cannot take your call, leave a message or send a text and you will hear back the same or next business day.
Can I get a price without paying for an on-site estimate?
Often, yes. Phone, text and email inquiries are free, and for simple, well-defined work — a backsplash, a single room of flooring, a drywall repair — we can usually give you a realistic range from a conversation or photos. The $200 on-site consultation is for when you want a measured, itemized, written price.
What should I have ready before the visit?
Approximate room dimensions or square footage, photos of the current condition, any material you are already considering, your ideal start date, and — if you are in a condo or high-rise — your building's rules for contractors. None of it is required, but it makes the estimate more accurate.
Working With Us
What areas do you serve?
Chicago and the surrounding suburbs — the northwest suburbs, the western suburbs and the Fox Valley. The full list of towns is on our Service Area page. If yours is not on it, call us and we will tell you honestly rather than waste your time.
Do you work in occupied homes?
Constantly. We use plastic containment, zippered doorways, floor protection and vacuum-assisted sanding, and we clean up at the end of every workday. You should be able to live in your home while we work in it.
Do you supply materials, or do I?
Either way works. We can supply everything, or install material you have already purchased. If you are buying it yourself, tell us before you order — we will confirm quantities, waste factors and whether the product suits the substrate.
How long does a typical project take?
A backsplash is usually one to two days. A room of flooring is one to three days. A full bathroom is typically two to three weeks. A whole-interior renovation depends on scope, and we give you a written sequence before we start.
Do you work with property managers and landlords?
Yes. We handle condo and rental turnovers on firm deadlines and work within building rules, elevator reservations and certificate-of-insurance requirements.
Do you do commercial work?
Yes — offices, retail spaces and light commercial build-outs, especially tile, flooring, drywall and suspended ceilings.
Scope & Standards
Can you install tile over my existing floor?
Sometimes, and sometimes it is a mistake. It depends on what is underneath, how flat it is, and how much height you can afford to add at doorways and appliances. We will tell you which one you are dealing with, and we will not take a shortcut that ends in cracked tile.
Do you handle plumbing and electrical work?
We coordinate with licensed plumbers and electricians for the work that requires a license, and we handle all the finish trades ourselves — tile, flooring, drywall, paint and ceilings. You still deal with one point of contact.
What is the difference between a Level 4 and a Level 5 drywall finish?
Level 4 is a taped and finished surface suitable for flat and matte paint — the standard for most residential work. Level 5 adds a skim coat over the entire surface, which is what you want under satin or gloss paint, dark colors, or on walls raked by window light. We will recommend the right one for your rooms and price both if it helps you decide.
What stands behind the finished work?
The terms that apply to your project are written into your proposal, so nothing is left to memory. If you want those terms confirmed before you commit, ask us and we will put them in writing.
Can you provide documentation my building asks for?
Many Chicago condo associations and management companies ask contractors for paperwork before work can start. Tell us what your building requires and we will confirm what we can provide before anything is scheduled.
What if something is not right at the end?
We do a walkthrough with you and build a punch list together. We would rather fix it while our tools are still in your home than have you live with it.
